Hammond & Hammond, Inc. is professionally managing single and multi-family residences throughout the entire North Los Angeles County area and East Ventura County areas. Our service areas include the San Fernando Valley (including Calabasas, Chatsworth, Hidden Hills, Porter Ranch, Sherman Oaks, Studio City, Woodland Hills), Simi Valley (including Woodranch), Conejo Valley (including Agoura Hills, Oak Park, Thousand Oaks, Westlake Village), Camarillo and Moorpark.

Leasing Services

This program is designed for the Owner who prefers to handle the day-to-day management of their property, but still needs a professional to find a qualified tenant.  

Our leasing service includes the following:

  • Consultation service
  • Rental market analysis
  • Recommend maintenance and/or required code upgrades
  • Supply suggestions to prepare your vacancy for optimal marketing
  • Aggressive marketing campaign
    • Online Marketing
    • For Lease Sign
    • MLS(optional)
    • Realtor.com (only available with MLS)
  • Show property to prospective tenants by appointment with a leasing professional
  • Provide weekly property activity reports
  • Applicant screening and qualifying
    • credit check
    • employment/income verification
    • rental reference verification
    • eviction search
  • Negotiate, prepare & execute lease agreement with qualified tenants
  • Collect 1st month’s rent & security deposit
  • Provide keys to tenants
  • Provide owner with a complete lease package (including applications & credit reports)

Once the leasing process concludes, we will then turn over the management of the property to the owner. The fee for our leasing service is 75% of one month’s rental rate1 and is payable only once we have found you a qualified tenant.

Property Management Services

Our management service is designed for the Owner who wants to have the professionals at Hammond & Hammond, Inc. handle the daily management of their property while maintaining major decision making authority. We manage your property 24 hours a day, 7 days a week. 

All of the below services are included in our property management service:

  • Consultation service
  • Rental market analysis
  • Recommend maintenance and/or required code upgrades
  • Continued advice on competitive rental/lease rates
  • Negotiate lease renewals
  • Monthly rent collection (online payment option available)
  • Pay monthly bills (mortgage, gardener & pool services, insurance, HOA dues, etc.)
  • Perform maintenance & repairs using licensed & insured vendors 
  • Property Inspections (move-in, periodic & move-out)
  • 24 hour emergency services
  • Prepare security deposit itemizations and/or refunds
  • Preparing and serving of notices (3-Day Notices, Notices of Entry, etc.)
  • Rent proceeds to owners within 5 business2 days via electronic deposit or check
  • Provide monthly owner statements via online owner portal or mail
  • Provide annual financial statements
  • Eviction Protection Program(for an additional $15 per month we will cover all court costs & attorney fees, appear in court and for lockout, involved in evicting a tenant that was procured by Hammond & Hammond, Inc.)

The fee for our property management service is 8.5% of the monthly rent1.

Document Preparation Services

This program is designed for the owner who prefers to handle the leasing and management of their property, but still needs a professional to qualify a tenant procured by the owner and prepare a lease agreement. 

Our Document Preparation Service includes the following:

  • Provide you with rental applications for prospective tenants
  • Applicant screening and qualifying
    • credit check
    • employment/income verification
    • rental reference verification
    • eviction search
  • Prepare and provide you with a Lease Agreement and applicable disclosures

The fee for our Document Preparation Service is a flat $500.001.
